Chimney Inspections in Seattle

An inspection tells you whether your chimney is safe to use and what, if anything, needs fixing. We check the flue, liner, crown, cap, and flashing and explain the findings without jargon or pressure.

Inspection levels explained

NFPA 211 defines three levels. A Level 1 inspection is a visual check of the readily accessible parts of the chimney and is right for a chimney in regular use with no changes. A Level 2 inspection adds a camera scan of the flue interior and is the standard for home sales, changes in fuel or appliance, and after any fire or damage event. Level 3 involves opening walls and is rarely needed.

Many Seattle homes built before 1940 have clay tile liners. A camera scan shows whether the tiles are cracked or displaced, which a visual check from the firebox cannot reveal.

What an inspection costs

Level 1 and Level 2 inspections are priced differently because of the camera work involved. We tell you which level fits your situation and quote a fixed price before booking. If we find issues, you get a separate quote for repairs with no obligation.

Questions about chimney inspection

Most Seattle-area home inspectors and lenders expect a Level 2 chimney inspection when a property changes hands. It is the level NFPA 211 specifies for a sale or transfer.

Once a year for any chimney in use, according to NFPA 211. Seattle’s wet climate makes the yearly check worthwhile even for gas appliances, because water damage does not depend on how often you burn.
