Water damage leads the list: cracked crowns, failed flashing, and spalling brick faces from the freeze and thaw cycle. Older masonry chimneys in Capitol Hill, Wallingford, and Ballard often have deteriorated clay liners. Rusted dampers and creosote from damp firewood are also frequent findings.

Yes, and late summer is the best time to do it. Sealants and mortar cure properly in dry weather, and fall schedules fill quickly. Request a quote in July or August to have work done before the rain returns.

The Puget Sound Clean Air Agency calls burn bans for King, Pierce, Snohomish, and Kitsap counties. During a Stage 1 ban you cannot use a fireplace or an uncertified wood stove. During a Stage 2 ban all wood burning is prohibited. The only exception in both stages is a household with no other adequate source of heat. Check pscleanair.gov before lighting a fire in winter.

Most sweeps take 45 to 90 minutes. Tall chimneys, heavy creosote, or an inspection added to the visit can take longer. We tell you the expected time when you book.

Not always. Many pre-1940 Seattle chimneys have clay tile liners that are still sound. A relining is needed when the liner is cracked, missing sections, or undersized for a new insert. A camera inspection shows the liner’s condition, and we only recommend a reline when the inspection supports it.
